Here are Seven Things you can do to prevent parties in your Short Term Rental:

 

  • In your listing and in your House Rules, make it very clear that NO PARTIES ARE ALLOWED EVER. Be so clear as to add that those who break the rules will be responsible for any damages, all repairs, all fines, and fees, including but not limited to all legal fees by you and the owner to recover costs, lawsuits, fines, and fees you incurred.

 

  • Use tools like Noise Aware: a noise detector that measures the sound in decibels without infringing on a guests’ privacy. When the level rises above your set amount, you will be notified by text and email.  You should then notify guests by message THROUGH PLATFORM and by a quick phone call right away.  Document everything.

Nest is a great way to control your units when there's no one in them.

An AC unit works best when it's set no lower than 68 degrees.  Under that and you're asking for trouble because that's when units will start to freeze up, which could potentially harm your unit.

What is the definition of Host?

What is the definition of Guest?

Be a gracious host and allow your Guests to be comfortable.

A locked thermostat screams, "I don't care if you are comfortable!"

Stop the Madness!!

  • No more War and Peace sized Rules
  • No chore lists for Guests (they're not your kids!)
  • No "fixing" the washers and toilets so they use less water (unless they are BUILT that way, ie. Energy Efficient)

You only need a few rules.  Here are mine:

When you are running a vacation rental business, your aim is to get maximum bookings for maximum profit.  Whether you focus on a high nightly rate or on high occupancy, you want a good return on your investment.  If you start to experience cancellation problems or lower booking frequency, it can be a blow to your business.  Cancellations are even tougher because not only do you lose out on the income you would have made but, depending on the timing, it may be more difficult to refill that spot.  You may now find that bookings have slowed down considerably during that time frame.  Ouch. Here are some tips to anticipate and prevent these types of booking cancellations.

Creating your company’s Standard Operating Procedures begins by taking inventory of everything you do each and every day, down to the smallest detail.

#1 – Run through your entire day when it comes to your business.

#2 – List every single task in order.

#3 – Decide which activities “Spark Joy” inside of you and which do not. 

The first activities to delegate are going to be the ones that drain your energy or waste your time.

Remember, we are moving from one side of the Cashflow Quadrant to the other.  We are no longer trading time for money Employee and Self-Employed mindsets are a thing of the past.  We are creating a process in order to move us into the Business Owner and Investor side of the Quadrant now.  In order to do that, we let go and learn to delegate.
