Episode 064 - Seven Things You Can Do to Prevent Parties in Your Short Term Rental

Here are Seven Things you can do to prevent parties in your Short Term Rental:

 

  • In your listing and in your House Rules, make it very clear that NO PARTIES ARE ALLOWED EVER. Be so clear as to add that those who break the rules will be responsible for any damages, all repairs, all fines, and fees, including but not limited to all legal fees by you and the owner to recover costs, lawsuits, fines, and fees you incurred.

 

  • Use tools like Noise Aware: a noise detector that measures the sound in decibels without infringing on a guests’ privacy. When the level rises above your set amount, you will be notified by text and email.  You should then notify guests by message THROUGH PLATFORM and by a quick phone call right away.  Document everything.

 

  • Party Squasher (please use our affiliate link below) can be purchased on Amazon for the same price as on their website. This device allows you to monitor the number of devices connected to the internet in each unit.  Anything out of the ordinary should be questioned.  Again, use the platform FIRST to message your guests so that you are leaving a “paper trail” of evidence. 

 

  • Ring Cameras are great for front and rear entrances. These cameras/doorbells also have a two-way microphone and speaker, allowing you to talk to anyone at your door.

 

  • Create and maintain a good relationship with your neighbors. They are your front-line of offense when it comes to parties and guests getting out of control. 

 

  • Know and USE a minimum night stay. No less than 3 nights in our area and no less than 5 in our larger Orlando properties.

 

  • Put your business in an LLC and never do anything that would be construed as piercing the corporate veil or put your business or personal assets at risk.

 

Some Other Warning Signs:

Potential guests are local, they want to book for just one day (especially if that day is a holiday), they are young or maybe even underage, they have no profile and no history or reviews, or something just sounds “off.”

and in today's episode, we're going to be talking about the Airbnb shooting that occurred in California this Halloween just a couple of days ago and it is a horrible, horrible thing that happened. We're going to talk about how to prevent it from happening again and how to protect yourself as an Airbnb host. So stay tuned. So what a tragedy that happened up in California. Was it a preventable tragedy? Honestly, I've called and talked to a few friends about this and no one wants to talk about this on the air with me because here it is. It feels like everything is political nowadays when it's really not. But as an Airbnb owner, you need to know what the laws are in your area and how to protect yourself. I reached out to my attorney friends, you know, I did and said, okay, how liable are these people for what happened in their home? And of course every time something happens in the United States, someone's gonna Sue you.

Speaker 2: (02:28)
If someone breaks their arm in front of your place, it doesn't matter what happens, people will Sue you and can Sue you for coming to your BNB and getting mugged while on vacation in your city. Literally. That is the honest truth and it happens and people do get sued over things like that. Obviously you can't do anything about it, but they'll tell you that you didn't say that the place was unsafe, that you didn't say that this city was not a safe city or that there was crime. So a very big tragedy to me in the United States, how Sue happy our country is when you travel a lot, you notice that other countries don't have the same problems or avoid the same problems. But then there are some things that go with that. So, for instance, when you go down to Panama, you'll notice that outside on the city, sidewalks of stores and everything, I mean the sidewalks will be all cracked and decrepit and not well taken care of at all on your like don't these store owners care?

Speaker 2: (03:35)
I mean, what if somebody trips and falls? Well, they're not afraid of that because the government of Panama, they don't allow frivolous lawsuits. So no one is allowed to Sue over tripping on someone's front yard or they had snow. No one could Sue because you didn't shovel the walk or put salt down or something. You can't Sue for things like that. Things that are out of your control you can't Sue for. So technically those things are out of your control. But to me it's like, wouldn't you want your storefront to have a nice smooth entrance but they don't really care. So it's kind of weird how some things that we think would be beneficial and not having actually turned into almost a detriment to me because I like to see things taken care of. But do we only take care of things because we're afraid of being sued?

Speaker 2: (04:29)
It's kind of a big question, right? Like do we only do things because we're afraid of being sued? Well, when it comes to having parties inside your short term rental, you need to do everything you possibly can to deter that from occurring. You need to make it clear inside your house rules that you do not allow parties and probably from now one because of this event, most people are going to have it very clearly written inside their house rules. We do not allow parties. If you have a party you will be held responsible, blah, blah, blah. They're going to make some kind of big to do about it, but that is not enough to protect you. You've got to remember that when something like this occurs, the laws are different everywhere and the laws can be from the smaller courts all the way up to the larger courts in this state.

Speaker 2: (05:26)
Go deep, go down as low as you can, go down to your homeowners associations and then start going out from there to your cities and townships and then your counties and then your state. Okay. Because all of them are going to have some kind of something in there. But what you want to do is make sure you know the laws regarding that. In most States, a landlord is not going to be held responsible for a noisy tendon. Okay. Unless that landlord didn't take any responsibility in preventing it from occurring or was a part of the nuisance, right? Or allowed it in any way, shape or form. So just by allowing or renting to a known fraternity could get you in trouble in some States because by reputation of frat house is going to have frat parties. So in some States it's not a problem, but in others it's a huge challenge.

Speaker 2: (06:29)
So you've got to know the laws of where you are and you've got to do everything you can to prevent any of this stuff from occurring. You've got to do your part. So first thing you've gotta do guys is make sure that in your house rules that you have no parties allowed and have it and big all caps, boom, no parties allowed. You will be held responsible for any parties that you have. Also you need to use products. If you've got a place where it can have and hold a party, you know it's probably gonna occur. Somebody's going to want to do it. Right now we just had in the state of Arizona, which is a very pro short term rental state, we are one of two States. Florida and Arizona are probably when it comes to the laws prohibiting and restricting short term rentals were probably the two best dates to live in for short term rentals.

Speaker 2: (07:23)
I would say I'm a little biased because those are my two favorite States anyway, to have rental properties in. Actually just had a law passed not too long ago about parties, like basically about parties because parties are a big challenge anywhere and so they said they will hold us responsible for it. So the tough thing is how do you prevent these things? How do you keep them from happening? So there's a couple of great products out there and we've talked about them on the show before, but I'm going to reiterate them here. Just in case you haven't had a chance to listen to all the episodes. So I mean not everybody has all that time and not everybody is like me and listens to everything fast so that they can get through things. But when you use a product like noise aware, that's amazing. It's an amazing, amazing product.

Speaker 2: (08:18)
And I've talked about it before, but what noise aware is, is it's a noise detector. You're not in any way shape or form recording or infringing on anyone's privacy, but you are measuring the decibels of the noise level of the house. So if you have a noise aware product in your property, and I would suggest a couple of noise aware products in your properties, in places where you think that they would be best. But if you have noise aware in there, it can tell you, Hey, the noise level is getting pretty high and you'll receive a text notice that says, Hey, the noise level hit this and very quickly I want to make it clear that when you get these alerts, the first thing you do is you notify the guest on platform. You notify them through Airbnb messaging or VR BEO. You need to create basically a paper trail that says, yes, I got this notification at this time.

Speaker 2: (09:17)
I notified them right away through the messaging service and then you called them. When you call them you say, Hey guys, we just got a text and it sounds like you're getting a little loud. If it's past quiet hours, you might want to try to calm them down, but you can let them know. Remember there are no parties allowed there and as soon as you do that they should calm down. That noise level should reduce. Right, but there's also something else we can do. Most of us have ring. So you can look at your ring, which is a little camera that attaches to a doorbell that is at the front of your house. You can have one at the rear of your house, but ring is a great little camera system and they're incredibly cheap. Get a ring and you'll have cameras and you can check the cameras too and make sure that you don't see a bunch of people traipsing in and out of your property.

Speaker 2: (10:15)
Because if you do, if you already got the Dustbowl warning from noise aware and now you're looking at your ring and you see a bunch of people going in and out, hello. You know there's a party going on, right? And you can use that to send someone out. Hopefully you have someone on site that you can send out right away or you can call the police and let them know. And some people even have, if they live far enough away or they have a great rapport with a neighbor, they will even have a neighbor go next door and say, Hey guys, you have been notified. There are no parties allowed here. The police are being called in right now and we're asking you to cease and desist the partying people need to leave. So there are lots of things you can do, but there's also some great equipment out there.

Speaker 2: (11:03)
There's one called party squasher and that's a great device because it detects the amount of devices that are linked to your wifi. That's pretty cool because if you're posting like we do in all of our short term rentals right by the front door, right by the TV, there's always something up that says, Hey, what here is the wifi password? And the wifi password is something anybody needs to do any kind of wifi stuff. So if somebody is trying to send out their Instagrams and doing all this stuff, they want to connect to the wifi. So if they see the sign, as soon as they come in and they see one next to the TV and it's right there on the wall or right there on a sign, everyone will start connecting to the white fi. And when they do your detector, we'll notify you and let you know that we have this many devices connected to the wifi at a certain time.

Speaker 2: (11:58)
Amazing. Imagine you get a notification that says suddenly we have 30 some phones connected to the wifi or 30 devices connected to the wifi. That's going to let you know that something is definitely up. Correct? Yes. Because if 30 phones or laptops or iPads or whatever are connected, there is definitely a party going on unless you've got a bigger place and there's a lot of people saying there, but more than likely you'll know because you'll know your average number of devices attached to that wifi at any given time and anything out of the ordinary, we'll let you know that something is up. Now, again, check your local ordinances because there's a lot of different laws in each state regarding things like outdoor cameras. So obviously people don't want us to have cameras inside our property and that is not advised and we've talked about that before about securing your property and about having cameras.

Speaker 2: (13:04)
Your cameras need to be kept outside. You should never have cameras on the inside of your property. The only time there is an exception to that is if you have an entry way, was separate entrances into separate units. And so yes, definitely. Then you can have it on the inside going into each entrance, but you can have these devices and cameras on your entrances, your exits, your parking spaces, your garage, things like that. But there are a lot of places that don't want you to have them. So we like to kind of angle things so we can see areas like our pools. We're looking at the back door, but we're kind of seeing a little bit of the pool area at the same time. So technically you're not supposed to do things like that. But honestly, it's one of those things that we do just because come on, really that's where people are going to be partying and if we can't, we have neighbors who have cameras and they can conveniently see things like our backyard or something and they can tell us we've got a really good rapport with the majority of our neighbors.

Speaker 2: (14:14)
I've got to say because first of all, I'm a talker and I love my neighbors and I want to make sure they're happy because if I don't have happy neighbors, there are going to be complaining about my place and making my life or living hell. So I make sure, and we had a podcast about that too. I make sure I have a good rapport with my neighbors, but my neighbors are kind of like your frontline of defense, right? They're like your little pawns. If you were playing chess, they're the ones out there. They see things first and way before you do, they'll start to notice cars coming into your place way before your noise aware level gets up. They'll start noticing a bunch of cars, parking and you know the noise level kind of getting up or a bunch of people and they'll be able to tell you, allow them to do that, encourage them to do that, give them tee shirts for doing that.

Speaker 2: (15:07)
Please go back and listen to that podcast about being a good neighbor because honestly it's one of your biggest lines of defense. They're the ones who are going to call the police. Now in this incidents that just occurred with this house party in California, it was Halloween night. There was a couple of red flags. This person should've seen number one, they were local. Anytime someone local, and we've talked about this guys, these are red flags, local people. Why the hell would they want to be at a BNB if not for a party? Obviously they've got the fires and stuff going on, but to say that, yeah, the fires are going on and we're going to have a family reunion on Halloween. You're going to have a family reunion for one night on Halloween in my big place. Yeah, I don't think so. If you've got a big place, you should be having a minimum night stay as well.

Speaker 2: (16:02)
So I always recommend, at least in our area, a three night minimum stay. Our average nights stay in most of our locations is four or more nights in Florida. Some of our average night stays are closer to seven nights and so between five and seven nights. So in Arizona, a lot of them are four so we make our minimum stay three. I would never recommend going down below three because anytime you do, you don't want basically transient people. You don't want people just coming in for a couple of days and then leaving because if they're only paying for a couple of nights stay, those are usually the red flags, the people who are doing something or even if they're going through there and just driving through there. I'm not a motel six that's not the kind of clientele I'm looking for and neither should you be. So the big red flags to remember are people from your town, also people renting for a night and if they're renting for just one night and they're renting on a night like Halloween or 4th of July or new year's Eve, duh, what do you think they're going to do in your place?

Speaker 2: (17:16)
You're like, come on, don't be stupid. These are party nights. They're obviously going to be having a party and don't let them fool you by saying that they're not, you know, these people said, well this is what they told us. And you believe that, and any judge might even say to them and you believe that because all they have to do when you are being sued is proved that you didn't do all you could do to prevent that from happening. So as a landlord and as an Airbnb host, you have to do everything you can to prevent that from happening. So by having it posted and your house rules, having noise aware, you know, to make sure that you can measure the decibels. Having something like party squasher, having cameras at the entrance and the exit of your home by having these tools, these cameras, the party squasher, the noise aware, the written rule, then you are doing pretty much all you can possibly do.

Speaker 2: (18:22)
And especially if you're working with the neighbors and you have something arranged with the neighbors that's going to let them know that you weren't doing all that you possibly could to prevent this from happening. And that's what you're probably going to have to prove. Now remember too, that our laws, the laws that pertain to us as hosts are completely different depending on so many things. Now, first of all, a landlord is defined in most areas as the person who owns a property and rents it out to a tenant. And most of the time that's going to be a longterm tenant, which is somebody renting for 30 days or more at a time. And if you are a BNB and you're doing rental arbitrage, then you could be construed as a tenant. But as soon as you pass that off to a guest, they're not under the same rules nor are you.

Speaker 2: (19:21)
Now you are a business and you are conducting business and this was a business transaction. That's why we have proper insurance and different insurances. Remember, remember that insurance for a homeowner is different. It won't cover your property when you have a short term rental inside. Remember your landlord policy will not cover you for a short term rental. Remember, there's a reason why we have specific insurance for us and that's because we are really weird. Like our business is a really strange bird. There is no precedent to it. So it's not like these people signed any kind of contract with you. In some cases they can. And you can do that, but in most cases they don't. So you're handing keys to valuable property, right? Like all of the stuff that's inside your property and a big house or a rental property. I mean, that's crazy.

Speaker 2: (20:24)
You're handing this to complete stranger for money. That doesn't make any sense. So there's not a lot of precedent for these cases. And so they technically could go any way. So your job as a host, even if you don't own the place, guys, okay, so if you own the place, absolutely. If you own the place and you are running the BNB yourself, it doesn't matter if you're leasing it and you are doing a master lease or you're doing a rental arbitrage, that doesn't matter either. And if you're co-hosting, then it's gonna fall probably back to the owner. But you as the cohost, there's some things that may fall back to you. You've got to remember to cover your assets. Remember kiss, I can cover your ass sets, right? Cover your ass, and here's how you cover your ass. You do everything you possibly can to prevent this from happening.

Speaker 2: (21:19)
And that's why you make that list. It's so important to do everything you possibly can. And I think covering all your bases for this is just that is making sure that you wrote it in your house rules, that you had noise aware installed, that you had party squasher installed, that you had cameras outside, that you had talked to the neighbors and the neighbors and you had some kind of agreement that they would call you. Like I said, the people who own that property, the neighborhood called them, they had called the people who were renting from them, who assured them that they only had, I think there were 12 people in the house. It's only the 12 of us. Right? But they said no, we can see a lot of people coming in and out. We're sending the police. So the police were actually on their way there when the shooting occurred.

Speaker 2: (22:09)
So this escalated rather quickly from what it was. Just a fun little party or whatever. But what we've seen on the news so far, I mean these guys had printed things, you know, Airbnb mentioned party. I mean this stuff was put out on social media, wasn't really a mansion. It was just a really big house. But the thing was it was everywhere and there shouldn't have been a a hundred people in that house. But think about now the lives that were taken because the Scott way out of hand, way, way out of hand. Now one of the things too, Airbnb is thinking they're gonna nip this in the bud. This is a long time coming to me. I just want to say that, I mean maybe you don't feel the same, but honestly I think as a host that Airbnb should have done these checks way beforehand because the majority of stuff that we get now are newbies and that's okay, but there are better ways to check these people's background.

Speaker 2: (23:12)
There are better ways and they should be doing that. I think that is Airbnb's job. That's their platform. They should meet making sure that we as hosts and I guess in some areas they are, but we as hose should not be duplicating our properties or there's a lot of fake hosts out there just grabbing somebody else's pictures, listing properties, taking the money and then closing down the accounts and stuff. Come on. This stuff is all preventable. It's super easy. I mean there's technology now that can match the pictures. They can say if this picture was used more than once in anything, then boom. I guess there's always ways to get around that, but guys come on, just the basic amount of security should be able to do this. They should be checking people's IDs and verifying their IDs, match their credit cards. They should have stuff where they can check these people because you have to, so I would, if I were running something that was handing over the keys to a property, you are damn straight that I want to know that they have a valid ID that they're of age so they can legally sign contracts, which we have a lot of going on out here where we've got a lot of underage kids trying to rent properties and they'll show up and they won't even be just 18 if that or something.

Speaker 2: (24:37)
You're like, no, no, no, no, no. You are not renting my property, mr 18 year old. I am so sorry but we need an adult here. So we've got to make sure that Airbnb is covering our backs too and covering everybody. I mean when you have a platform like that, you have to protect the host. You have to protect the guests. I don't want to go into a place that is a grungy cockroach infested hell hole. I sure as hell don't want to stay there. Right. And I sure don't want to get to a city in the middle of Europe and find out that it was a fake listing altogether. It doesn't exist or it's already been rented and that happens all the time to guess. So on the one hand they've got to learn to protect the gas and on the other hand they've got to learn to protect us a little bit better and check those IDs and verify those people if they are going to be renting.

Speaker 2: (25:34)
Now when you go into say a Costco and they ask to see your ID, a lot of times I'm sure they don't look at the picture, but sometimes they do. They've got people in the front that are checking the pictures and making sure that you are a member before you go into a store. And when I'm out shopping and I use a card that I haven't signed because most of my cards are not signed and they'll say, please verify ID on the back because I want them to check my ID and if that card got stolen, I would want them to check that ID. Now it's getting easier and easier because if a car gets lost, boom, I opened my app and I shut the card off and in seconds my card is shutdown and I am protected. And you're pretty much always protected if you've got a visa or MasterCard in some way, shape or form.

Speaker 2: (26:22)
But here's the deal. They need to know and have a way of verifying that the person is credit card that's being used is the person who is renting it and that's their ID and that they are of legal age and that they are responsible people. So I'm all for it. I am all as many security measures as they feel the need to install. I'm all for it. I'm totally behind them 110% because you know what, as a traveler myself, I don't mind verifying that information with a company like Airbnb, as long as they promise to protect my identity and my security and my cards. So I like using things like PayPal where you've got that extra step, but even PayPal can verify your ID. So there are a million ways that they can authenticate these users and they just weren't doing it. They just aren't doing it.

Speaker 2: (27:20)
They will be now and I mean really sad that kids had to die still. They're so young to have their lives taken in such a harsh and extreme way. Imagine thinking that you were just going to a Halloween party to have fun, that that's the last time you got to see your kid or something. I mean, just to me it's, it's incredibly sad, but completely preventable. If we all do the most we can do to prevent these things from happening, then I think that we'll be protecting not just ourselves and our properties, but the people who could potentially get hurt because guys, I mean even if it wasn't guns, there's knives. There's things that happen at these parties, frat parties. I mean we hear about it all the time where you have kids, where you have young people, you've got partiers and they're not stupid.

Speaker 2: (28:12)
If they need to and want to find a place to party, they will find some way. Who's to say that they can't even get a mom or somebody. It's like, mom, just let me use your Airbnb. I'm just going to, we're just going to have a few drinks there and I'm only gonna have a couple people. Don't think that that's not going to happen. Kids always find a way to get around rules. So not that this can't happen, but here's the deal. We can do everything we can possibly do to prevent it from happening, right? And as owners and Cohoes and lease sores and leasees, we need to make sure that we're always doing what we can do the most we can possibly do to prevent anything from happening. And that's what I want you guys to do. Pro tech yourself. Make sure you're protecting yourself to pay for these items.

Speaker 2: (29:04)
Like I hear a lot of people bitch about and all the costs of stuff and I'm like, really? The cost of a lawsuit is a hell of a lot more. So it's like people who say, well, I don't have insurance on my car and I'm thinking, you're an idiot. You are an idiot. If you don't have life insurance, you're an idiot. If you don't have car insurance, you are an idiot. You need to protect your home. You need to protect your family. You need to protect your car and your assets. How are you going to get back and forth to work if you only have liability on your car, you need to protect yourself. You cannot play with things like this. So it kind of almost goes with last week's right cause last week we were talking about the IRAs and protecting our future self. This is protecting your future self.

Speaker 2: (29:51)
At least you could walk in if you were to get sued and most likely there's probably no way that those people will not be sued. Obviously Airbnb is going to get sued. The homeowner's going to get sued. If it was a cohost, they will get sued. Everybody's going to get sued right from everybody. So all the families involved in this, I mean potentially we're not just talking about the people who were killed. We're talking about the people who were shot not killed. And we're also talking about the mental trauma that a lot of the people could say that they got. So there's going to be a ton of lawsuits here, right? But if you were one of those people, if you were the homeowner and you had taken all of these measures and you said, look, I had this, this, this, this, and the police were on their way.

Speaker 2: (30:37)
I did everything I possibly could do to protect my property and prevent this from happening. Yet these people lied and they are the one with malice and they are the one who did it. If you do everything you possibly can do in most courts of law, you would be able to walk away from this lawsuit without losing everything. And again, this is why we put our assets in LLCs to protect us. So I want you to remember, always do everything you possibly can do in order to protect your assets. That's making sure that everything is inside an LLC so it can't come back to you can't be taken away from your family. There's a reason why we set up all these different layers of protection. And that's to make sure that we do everything we can to protect what we worked so hard for every single day.

Speaker 2: (31:37)
Because America is a Sue happy country. I mean people Sue everybody every single day for a variety of reasons and a lot of times it's for almost no reason whatsoever. In this case, it wouldn't be for no reason whatsoever. Five kids are dead, five people are dead, five families lives and the lives of everybody that they touched are all impacted forever and ever for no good reason. We need to make sure that we do everything in our power to prevent that from ever happening again on our watch. Not that we can ever do that, but we can do our best to try. We can do our best to prevent it. So I want to make sure that you have your properties inside LLCs, you have your businesses inside LLCs, you run your business like a business, not like a hobby. You don't co-mingle your funds, you don't appear.

Speaker 2: (32:37)
So that corporate veil, we've talked about this a million times, those reasons that you don't do. This is one of those reasons because imagine that the people get sued for not doing enough to prevent this from happening or not screening this person well enough or believing them. Imagine somebody goes against them and they had this business in a corporation, in an LLC, and it was protected by an entity, but they commingled their funds and Pierce that corporate veil, meaning maybe they bought McDonald's for the family out of their corporation or they somehow spent that money in a different way and they didn't adhere to all the rules that they should have and they treated the business more like a hobby. Commingling funds. The corporation that veil would no longer protect them and they could lose everything they have. They could lose their home, they could lose their cars, they could lose every single asset that they personally owned would now be up for grabs at risk because they pierced the corporate veil because they didn't follow the rules because they didn't take their business seriously and treat it as a business because they didn't do everything that they could do to prevent this from happening.

Speaker 2: (33:56)
So don't be that person. Go back and listen to the episodes where I talk about this, where I talk about LLCs, where I talk about not piercing the corporation. Vail, where I talk about protecting yourself and your business, running your business like a business and not like a hobby where I talk about having house rules where I talk about these things. So that's why we do all of these things. That is why we incorporate our businesses. That is why we follow the letter of the law so that we don't appears the corporate bail. That is why we do that so that we protect our family, protect our assets, protect our future, their future, protect everything, right? We do everything we possibly can to prevent anything bad from ever happening. That's why we have insurance. That's why we have monitors and smoke detectors. Not that we ever want a fire.

Speaker 2: (34:53)
Not that we ever want a burglar, you know? But we have burglar alarms to prevent this stuff from happening, to deter it from happening in the future. And that's what you need to do when it comes to your business. Remember, protect your assets. All of those things I named don't be cheap and don't not do them. They're all deductible. All of your taxes as expenses. If you are renting, you can take them with you. You know, if you get another property later on or you can have the landlord pay for them and the owner and say, you can keep these, you can buy these from us because they'll help them in the future too. But as an owner of a property, you want to make sure that you're doing everything that you possibly can to prevent anything bad from ever happening in your property. Our prayers go out to the families of the victims and the people who got hurt.

Speaker 2: (35:48)
And you as business owners to everything you can to prevent this from happening so that you never need to be a part of anything like this ever, ever. You're going to do everything you possibly can and post it there. Let them know, Hey listen, we have cameras on the outside of our property and we have neighbors who work with us. So if we ever see anything like this, you will be notified. We will send the police officers there and we will prosecute you to the full extent of the law for breaking our house rules. And if you do damage to our property, be aware we will come pack in a lawsuit because you have the right and when people break those rules and when you have the right, when people damage your house, you have the right to Sue them for doing things in your house that they were not given permission to do.

Speaker 2: (36:36)
So make sure that you're doing all you can do. Make sure that you also look at those laws in your town, in your city, and your municipality and your counties and your state. No, no, no. Those laws know what you need to do to protect yourself and know where you stand. If any of this stuff happens because it's really, really important you do. It's really, really important that we do everything we can to protect ourselves as hosts and protect our properties. I know that probably feels a little harsh, like I'm only thinking about business and I do a lot of times take that role in my family or I allow Kevin to be the touchy feely guy and I think about all the safety and security things we need to do because somebody has got to think about them. Somebody has got to keep their head when a lot of emotional stuff is going on because when emotions are high, intelligence is low.

Speaker 2: (37:36)
Kiyosaki used to always say that and it's so completely true. We need to not get emotional about things. We need to think rationally about them and a lot of times I'm the only one who will think rationally and when I get emotional you can tell that's when words are flaring and stuff. So the time to think about things, time to take precautions is before this stuff happens, not after. So an event like this just wakens us up to the idea that this can happen so that we know, yeah, now is the time we need to take these precautions. I wish you much prosperity in your business and blessings in abundance. And I believe that we are even more blessed when we follow rules and regulations and laws. I mean that's just my belief system that says I don't need to win at all costs. I don't need to cheat the system.

Speaker 2: (38:34)
I just need to follow God's rule and follow my heart and do what is right. And I believe that, you know, protecting my business is the right thing to do and protecting others as well as I possibly can and then I will be protected as well.
